A SUBSTANTIAL RANGE OF FORMER FARM BUILDINGS WITH RESIDENTIAL PLANNING PERMISSION AND LIGHT INDUSTRIAL PLANNING PERMISSION, SUBJECT TO CONDITIONS AND A PADDOCK OF PASTURE LAND EXTENDING IN ALL TO ABOUT 3.90 ACRES, FIVE MILES FROM NANTWICH TOWN CENTRE.
Summary - Brick buildings extend to 10,116 square feet with residential planning permission (P03/0752) for five dwellings. Application activated but subject to conditions. A range of block, brick and corrugated buildings (former Dutch Barns) with retrospective planning permission (20/5014N) for nine light industrial units subject to conditions. Further corrugated buildings. Site area about 3.90 acres.
Description - The brick buildings with residential consent are part roofed in clay tiles and some areas have been re-roofed in corrugated sheets. They are mainly two storey and part single storey in an L shaped plan. Planning permission (P03/0752) for conversion into five dwellings ranging from 1,472 square feet to 2,876 square feet with a total of 10,116 square feet and a separate garage block providing five garages. The site extends to about 3.90 acres. We believe this application was activated (made extant) and deemed to have commenced and planning permission is in place. However, we recommend this be checked by interested parties. In addition retrospective planning permission (20/5014N) was approved subject to conditions for change of use of the former Dutch Barns for mixed use E(g) (Light Industrial) and B8 (warehouse) to create 9 storage units and associated external alterations. It does not appear that conditions have been met.
The buildings are an ideal size for five residential dwellings. With the land the buildings would make one large residential dwelling and can provide opportunities for multi generational living and a possible additional income stream.

To our knowledge there are currently ten tenants in occupation. Rents agreed range from £325 to £1,200 per calendar month. If all the rent is paid this would equate to £6,675 per calendar month - £80,100 per annum. We have had sight of the signed commercial lease agreements. However, we do not have evidence that these rents are being paid.
